Looking to homestead in VT

Currently a career firefighter in Maryland retiring soon and the girlfriend has always loved Vermont
Due to cost of living, (VT is MUCH cheaper) we could easily buy 75+ acres depending on the area.

Does anyone already have a large amount of undeveloped land they would be willing to share / sell cheap so we could maximize our dollars on a shared homestead.

Ideal property being:
75+ acres
good soil
some south facing slopes would be great
both running and static water sources
off the beaten trail (power existing from roadway) - would later set up solar power
- other ideal prepping property qualities.
