Have a shelter property in Salt Lake City and want to sell

Hi.
My name is Vince and I inherited a home in a very nice part of SLC with a state of the art underground shelter that was professionally installed by Utah shelter systems.

The house is worth about $700k if the shelter is not taken into account.

I know the shelter adds about $300k to the value but I am unsure how I would market it since part of having a shelter is keeping it hidden.

I would be interested in selling at $950k but I'm just not sure how to find the right buyer(s).

You rarely if ever recover the cost of "special construction" when you sell. When I bunt my kids will face a similar problem! You need to find a rare bird with deep pockets! Most banks and Insurance Companies don't like our toys, nor is it a good idea to tell them. All the best - Swamp

Forget the shelter exists. Very few people would even care it's there. If you advertise that the property has a shelter everyone would know it is there and then it's a liability. (here is a cave, come one come all, when something happens)

Catch 22 situation. Don't get greedy- be happy you have a free 700K property and sell accordingly.

If it is causing too much stress sign it over to Swampman.

List it with a survival realtor, there's at least a couple realty companies that specialize in survival properties. JW,R's son runs one currently and Joel Skousen had/has one IIRC. It's a niche market for sure, normal realtors/appraisers/lenders don't ascribe survival upgrades as having much, if any, extra value. A realtor that specializes in survival properties can help appraise it, and you might recoup their fees and commission plus more by finding a buyer looking to purchase a turnkey survival home.

If you're determined to sell, I think Matte's advice is best. There are several companies that specialize in selling BOL/bunkers. I would check them out carefully, though, and read the fine print. Since this is a niche market that is growing as people wake up, it seems ripe for deviltry.

If it were me, I'd keep the house.
